Inventory Reports
An Inventory Report is a comprehensive, detailed report of the condition of a property
and its contents.
Such a report protects both landlords and tenants as it provides an accurate
description of the condition and contents of a property at the start of a tenancy.
It will:
- list fixtures and fittings,
- describe the quality of decoration,
- detail deficiencies and damages
Our reports contain digital colour photographs to provide a thorough visual record.
Check-In Reports
A Check-In report combined with an inventory creates a report specific to a tenancy.
Your Check-In report is prepared on the day that the tenancy commences.
Your report is provided on the day the tenancy commences and provides
you with the security of a schedule of condition which measures whether the property
is maintained throughout tenancy.lt also insures that the property is left in the same
condition besides fair wear and tear.
Once the report is agreed by the tenant it can be appended to the tenancy
agreement and becomes a binding document.
We take a "hands-on" approach to this process in that we take responsibility for the
following actions:
- Collecting keys from the agents
- Meeting the tenants
- Preparing, reviewing and agreeing the inventory with tenants
- Recording and agreeing utility meter readings where they are accessible
- Obtaining the tenants' signed agreement as to the condition of the property
- Handing over the keys

Check-Out Reports
A Check-out report is prepared at the conclusion of tenancy. The report provides a schedule of condition of the property when the tenants move out which is compared to the check-in report to highlight any descrepecies beyond fair wear and tear. We take a hands-on approach to this process in that we take responsibility for the following actions:
- Meeting with the tenants (if appropriate) and conducting a systematic review of the property
- Preparing a post-tenancy comparison with the last inventory prepared (at check-in or interim report at a later date)
- Highlighting any discrepancies in condition at a prominent place in the report
- Advising as to what constitutes fair wear and tear' and what should be charged to the tenants
- We will record the final meter readings
- Compare keys returned with keys provided at the start of the tenancy.
Interim Reports
It is often of assistance to landlords in retaining us to maintain a "watching brief" over the property especially if the landlord agrees to extend the length of the tenancy.
We offer Interim Reports on condition either at regular intervals or on a one off basis.
